MINUTES FROM ANNUAL WILDWOOD HOMEOWNERS MEETING
HELD ON NOVEMBER 17, 2008
@ WIXOM COMMUNITY CENTER
Board Attendees were Laura Allen, President and Gordon Sylvester, Vice President.
City Attendees were Mike Howell, DPW, Lori Rich, City Council, Rich Zeigler, City Council, John Lipchik, Building Mgr., Valerie Clock, Police Officer and Clarence Goodline, Director of Public Safety.
Items Discussed by City Attendees:
1. Valerie Clock discussed general issues regarding neighborhoods. Some suggestions were to keep your vehicles locked at night and do not leave valuables in vehicles. Larceny is a big problem in neighborhoods. There have been complaints about dogs barking at all hours, so please if you have a dog be aware of this issue. Due to foreclosures, it has been recommended to pay more attention to vacant properties since they are more likely to be vandalized. Solicitors HAVE TO HAVE a permit ON them in order to solicit. You as a homeowner have the right to ask to see it. If they don’t have one you can report them to the Wixom Police.
2. Clarence Goodline reviewed the issue with No Parking Signs. The city has reviewed our request for No Parking Signs along the east side of Pheasant Run specifically from Black Locust to White Trail. The city feels the signs are warrant and should be in place soon. The Board will follow up on this after the Holidays. Another topic of discussion was placing a stop sign at the corner of Pheasant Run and Black Locust. The Traffic Engineers of the City of Wixom have done a study and feel that a stop sign is not needed at that location. It was pointed out that a stop sign cannot be used as a way to control speeding. Police officers will start, and have been patrolling the neighborhood for speeders, so please keep your speed down to 25mph.
3. Mike Howell was asked to look into the chunk of street that is missing at the corner of Pheasant Run and White Trail. The DPW will probably be replacing this piece of road in the Spring. The Board will follow up on this issue after the Holidays.
Agenda Items Discussed:
1. Budget & Expenses Review for 2008 were reviewed by Gordon Sylvester. A budget sheet was handed out to all those who attended. It was also brought up about having a Spring Meeting in addition to our annual end of the year meeting. Those in attendance agreed to have a Spring meeting. So beginning in 2009 we will have two meetings. The Spring meeting we would review the yearly budget and discuss any possible improvements that the homeowners would like to see done. At the end of the year meeting we would then discuss the expenses for that year and the status of the budget.
2. The Board reviewed the current Wildwood improvements which included the removal and replacement of trees in the common areas, replacing all entrance lighting, the updating of landscaping at entrances and the completion of Thimbleberry pond’s reconstruction.
3. Improvement ideas for 2009 were discussed. Proposed items were to seal and repair paths. One hot item was repairing the damaged path around Thimbleberry pond due to the construction. Install a fountain at Beechnut pond. It was brought up that possibly the condos that back up to this pond might share the cost of the fountain. The Board will look into this possibility after the Holidays. Add more trees in the common areas was also discussed and will be reviewed again at our Spring meeting.
4. Interest in setting up Social Committees was also reviewed. People did show interest in this idea of possibly having ice cream socials, Halloween Parades etc. The Board stated that if a committee was established they would have the total support of the Board financially and any other means deemed. There will be sign-up sheet posted on the web site soon or you can email me directly if you are interested at allenbaybay@sbcglobal.net.
5. The Board briefly discussed Deed & Restrictions enforcement policy by stating that every infraction brought to the attention of the Board is addressed equally and fairly.
6. At the end our meeting we had open discussion which included the recommendation that we have our website password protected. Which means that every homeowner would use their lot number as their password to log onto the website. This way we could possibly post a neighborhood directory, upcoming Social Events and post other private information on the site without outsiders be able to retrieve. The Board will discuss this with Kerry LaPointe who manages our website and see if this is feasible. We will also include this as a topic for our Spring Meeting. Another issues discussed was the Neighborhood Watch by Holly Bhasin. Holly handed out a flyer and had a sign-up sheet at the meeting for people to sign up to be part of the neighborhood watch.
In closing the meeting went very well and the suggestions made by the homeowners in attendance were very helpful to the Board for making future decisions regarding Wildwood. Our next Newsletter will be going out in February and in that newsletter will be the date for our First Annual Spring Meeting. Your attendance is crucial and will only better the commitment we have as homeowners to our neighborhood.
